Strategic Objective
The development of the new Bunnings Warehouse in Campbelltown was driven by the need to expand service capability within a rapidly growing catchment and replace a significantly undersized existing store in the town centre.
The objective was to deliver a modern, extra-large format retail asset that strengthens Bunnings’ market presence while providing a comprehensive, customer-focused destination for home improvement and trade customers.
The Challenge / Need
The project presented a combination of site, infrastructure, and environmental complexities, including:
- Redevelopment of a contaminated site requiring environmental remediation
- Major utilities, sewer and culvert relocations
- Complex road infrastructure upgrades and negotiations
- Significant earthworks and flood management requirements, including:
- Diversion of Bow Bowing Creek
- Construction of a 100m flood-protected culvert
- Large-scale bulk earthworks involving:
- ~1:10m cut-to-fill across a 5-hectare site
- Management of tens of thousands of cubic metres of material
- Disposal of ~40,000m³ of surplus material to approved council land
These constraints required careful coordination with council, authorities, and stakeholders while maintaining programme certainty and cost control.
