Denman District Performance Centre Redevelopment (2020)

Project Overview

  • Client: Muswellbrook Council
  • Location: Denman, NSW
  • Project Type: Public / Community Infrastructure – Redevelopment
  • Contract Type: Design & Construct
  • Project Value: AUD 3M
  • Duration: 8 months
  • Sector: Civic / Community

Strategic Objective

Following a catastrophic fire in 2015, the objective of the project was to restore and modernise the Denman District Performance Centre, creating a safe, functional, and future-focused community asset.

The redevelopment aimed to revitalise a key public facility while respecting its existing character, enabling continued community use within a highly visible town centre environment.

The Challenge / Need

The project involved a combination of technical, environmental, and public-facing challenges, including:

  • Partial demolition (~70%) of a fire-damaged structure while retaining the existing façade and entry
  • Delivery within an active public town centre, requiring careful management of pedestrian, traffic, and stakeholder interfaces
  • Presence of hazardous materials, including asbestos, requiring controlled removal and compliance
  • Integration of new building systems into partially retained structures
  • Implementation of first-of-its-kind hay bale construction methodology in a commercial Australian project
  • Upgrades to surrounding roads, footpaths, and essential services (electrical, lighting, plumbing, sewer)

These factors required a highly controlled, technically sound, and publicly accountable delivery approach.
